Elevator and Restoration Report by Herman Fuechtmann
We have been in several productive discussions face to face and by email with our architect, Gregg Hackett and our historical consultant, Todd Grover from MacDonald and Mack Architects (MMA) on making modifications and updates to the preliminary elevator schematic design that was presented at the Community Forums last February.
The elevator is now a pass through meaning the doors are opposite each other. The new elevator lobby entry from the rear parking lot will be named Ground Floor (Parking Lot) and it will open on the opposite side of the building’s main elevator doors. There will be 3 levels that the elevators will go to, Lower Level (Basement), 1st Floor (Dining Room), 2nd Floor (Auditorium).
Each level now has a storage room:
The Ground Floor includes a lawn maintenance room that is accessible from the outside. This will be used for storing lawn mowers, snow blowers and other items and could eliminate our need for a garage.
The other levels access the storeroom from the elevator lobby. Storerooms or spaces will consider how to store 3 movable sets of folding chairs and 1 stack of folding tables as well as the portable food buffet station.
The lobby space on the second floor will have some sort of flexible function. It can be used as extra space for pre-function activities during large gatherings and something that can be moved aside if larger groups are expected.Light Well:
We have included a light well that will bring more light to the entrance lobby and could act as a passive solar heat sink in the winter.
The light well will also allow for some visual communication between levels. A window was placed in the elevator lobby into the light well primarily for fire code reasons, though we could possibly have it open between the entry lobby and first floor. Further discussions with Fire Marshall will determine this.
The windows in the light well help to break up the large mass of the brick tower on the exterior .Parking Lot and Outdoor Use:
We discussed having a driveway running alongside the building from the parking lot in back out to Marshall Avenue on the west side on the site plan and a possible parking layout. After evaluating the benefits and disadvantages of this idea, it was determined that the use of this space was mostly unfavorable due to space restrictions. It might add only two parking spaces in the front. It does not justify the cost to do it, so that idea was dropped.
Instead, we are looking into the possibility of having an outdoor social use space at the NW corner of the building. Installing paver stone patio with a built in fire pit and add a row of plantings of bushes or hedges to provide some privacy screen for this outdoor patio and from traffic on Marshall Ave.Mechanical Systems:
With the additional height of the elevator entry lobby, we may be able to integrate the HVAC systems in the upper part of the tower, or maybe on the roof. The tower mass has gotten considerably larger and taller.
